Don't Spin Your Wheels

Recently a buyer forwarded a list of properties he was interested in looking at.  He had spent a great deal of time cruising multiple real estate websites looking for his dream property and had accumulated an impressive list.  The problem was most of the information was very stale, meaning that many were already sold or off the market.  This problem is not unique to this one buyer. 

Because information is so readily available on the internet, modern tech savvy buyers tend to rely solely on internet sources and are reluctant to connect with brokers who can streamline their search.  Another reason buyers may be hesitant to commit to a relationship with a broker is that inventories are extremely low and when brokers can’t constantly come up with available listings that meet the buyers criteria, buyers quickly become skeptical and drop those connections, thinking they can do it more efficiently all on their own. 

The truth is that the Multiple Listing Service database is the main source from which all of the other websites glean their listing information.   MLS rules and policies are strict concerning the prompt entry of listings, discouraging the tendency for brokers to retain “pocket listings”, and they are punitive with brokers who delay reporting status changes, such as sold, pending or off market.  In theory and reality this makes for the most complete, accurate, and relevant database possible.  Every other website pales in comparison in terms of accuracy.  If you crave accurate, real time data then make a connection with a local broker who belongs to a MLS.
Spokane brokers use an operating system called Paragon Connect which is specifically tailored for buyers who want to be notified the second any new property hits the market.  The Paragon Collaboration Center allows brokers to create an account for individual buyers using specifically tailored criteria. Buyers receive a list of properties that are immediately available, and thereafter new listings are automatically sent to the buyers email as soon as they are entered into the data base.  Buyers see these listings initially as a link on their email, but later can log into their own account which has been set up by the broker and manipulate their customized list, marking their favorites or rejecting undesirables. 

The point is you don’t have to go it alone!  Quit spinning your wheels by searching stale data and cut to the chase by connecting with your favorite local Realtor®.
